Learning isn't operating.

A course can help you understand. Experience starts when the risk is yours.

There's a pattern with people getting into real estate: they go looking for the right formula first. How to invest. How to flip. How to live off rental income.

And to be fair: learning is good. Far better than going in blind. And yes, some courses teach useful things.

The problem shows up when learning starts to feel the same as knowing how to operate.

Because on paper, plenty of investments work. The spreadsheet closes. The example looks clean.

Reality doesn't always.

Reality brings vacancy, delays, rising costs, taxes, shifting markets. A buyer who doesn't show up when you expected. A property that takes longer to rent or sell than you planned.

And something else weighs in that rarely makes it into the example: context.

What works in a Miami video doesn't necessarily work the same way in Panama. Different market. Different liquidity. Different pace.

Some things you only understand once you've had to operate. When a sale falls through. When a renovation costs more. When the number that seemed to work no longer works.

I'm not against learning. The opposite. Learning helps.

But if you can, learn from people who operate too — not only from people who teach operating.

Before following a formula, I'd want to understand one thing:

What real experience backs what I'm being taught?

Because a formula can show you the ideal scenario.

Judgment usually shows up once you've seen what happens when the ideal doesn't.
