Real bargains vs. Instagram bargains.

How to tell a real deal from one that only sounds good.

"Unique opportunity." "Below market." "Fire sale."

You see it every day.

Sometimes it's true.

Often it's not.

Real deals exist. But they rarely market themselves as deals.

When the price is genuinely good, it moves fast. Often before it ever hits the portal.

What gets marketed as a "deal" is usually something else:

— A price that looks low because the neighbor's listing is inflated.
— A problem you can't see in the photos: legal, structural, or location-related.
— A "price drop" from a number that was never real.

The difference isn't in the ad.

It's in context: what sold nearby, at what price, and how long it took.

A "deal" without context isn't a deal. It's a hunch.

And if something looks too good and nobody has taken it, the price stops being the point.

The real point is what you're not seeing.

More clarity. Less noise.
