Buy new or resale?

New is a promise; resale is a reality. Both can be the right call — what changes is what you're prioritizing, and what each one doesn't let you see.

Buying new doesn't just sell you an apartment. Often it sells you a beginning: being first, starting fresh, newer finishes, and the expectation of less wear early on.

But you're also buying something that hasn't finished revealing itself. A new building hasn't fully shown you who it is yet.

Buying resale sells you something else: more certainty. A location that's already settled, often more space for the same budget, and a building that's already passed the test of time.

How it aged. How it's run. What kind of neighbors it draws. How well it holds up.

And there's a premium you barely see: the one for being first. You pay it today, but some things about a building you only learn by living there: how management responds, whether the maintenance holds up over time, how full the common areas end up, whether the amenities work as promised —or just looked good in the render.

Now, this doesn't mean "resale always wins." For someone who prioritizes less wear, less friction, and starting fresh, new can be exactly the right call.

Before paying the premium to be first, I'd look at how tested the building is. And before buying resale, how current it is.

So before deciding, I'd ask myself one question:

Are you paying for something proven, or for how you hope it'll be?

The right decision depends on what kind of peace of mind you're buying.
